I quitclaimed my partner on the home I bought. He has since left our home. He did not help with the payments. Now I need to rent the home out and he is saying he will not agree and it would be illegal for me to do so. Is this true? And is there any loophole for me to get the quitclaim nullified since he abandoned the residence?

i guess the property has a mortgage on it which is most probably in the name of your partner. if he quitclaims the property to you now then you will have to refinance the mortgage in your name.
apart from this, there are chances that the mortgage lender may have placed a clause in the docs that if you rent the property, the lender will call the loan due. so may be this is the reason why your partner is not ready to quitclaim the property to you. it will be better if you can take the help of an attorney.
