to sign a house over to someone else, do i need a quick or quit claim deed form? is there one online i can use, free of charge ?
Quit Claim. If I were you, I'd contact a local Title or Escrow Office and ask them if they can help you with it.

there are so many who call it, erroneously, a "quick" claim deed. it is, in fact "quit" as in the grantor of the deed is quitting his/her portion of ownership.
