I have been divorced for 3 years and I am just now assuming the loan on the house. I am filing a quitclaim deed to remove his name from the title of the house as requested by my mortgage company. I purchased a form for Office Max. It has room for only one signature, the grantor(my ex husband). He is more than happy to sign. I looked on the web and saw forms with both the signature of the grantor and grantee. So do I need to sign the form as well? As there is no place for my signature, do I need to get another form?

Not all states require the signature of the grantor and the grantee. You can check out with your county recorder's office whether or not you need to sign the quit claim deed.
