what is quitclaim suviorship

I haven't heard of quitclaim survivorship. I guess you're speaking about joint tenancy with rights of survivorship. In this case, the property is owned by at least two people. Both the owners of the property have equal rights to it and are afforded survivorship rights in the event of the death of the other property owner. Such an ownership can be achieved through quit claim deed.
