20+ years ago my x husband signed a quit claim deed for our house in colorado, which i filed. the mortgage remained in both our names. i continued with the payments and the mortgage will be completely paid for in two months. when this happens will the title/deed come to me with only my name on it? if not, how do i get the title/deed to show only my name?
After your mortgage gets over you have to get the clearance from the mortgage authority that you dont have any dues pending which is registered and while doing this the quit claim deed has to be annexed with the documents and you have to apply foryour name to be registered.

netweave you do not have to vex yourself with annexation nor with registration. since you filed the quit claim deed already, you own the property now individually. the payoff of the mortgage has nothing to do with the title to the home. when you receive the release from your lender, simply file that with your local registry of deeds, etc., and you will be all set.
i don't know where all that verbiage up above comes from, but you need not concern yourself with additional, stray details.
