my husband and i have been separated since november 2004 i live in our
house and pay the mortgage payment on our house which at this time is
in his name only he has signed a quit claim to give me the house but i only
make 13,000 a year my husband is wanting me to get it refinanced in my
name do you think that i could refinance our home with such a low income
would they even consider me? what would be other options that i might be able to take. i really need some answers and some help i have never
done this before

If you've equity in your property, then you can apply for a refinance. The lender will go through your financial situation and let you know whether or not you qualify for a refinance. You can contact a lender and apply for a simple assumption. However, most lenders prefer refinance over a simple assumption.
