i am engaged to someone that has signed a quit claim deed on the house that he previously had with his exwife. she has not made all of the payments on time - and regardless i don't want to enter into a marriage with his name still being on that house and him being liable for it as we want to purchase our own house next year.
she doesn't work and her new husband has jumped around from a few various jobs and due to the poor credit history she isn't able to refinance the house into her name.
what can we do to get his name off of the house and release him from the liability?

You will have to ask your partner's ex-wife to refinance the loan in her name. Once she does so, your partner will be released from the liability of the mortgage dues.

She is not able to refinance due to her poor credit - that is the issue - so what options are available now?

She can apply for a loan assumption with the lender. However, as she has a bad credit, it would be the lender's discretion whether or not he would let her assume the loan.
