quick claim deed

Hello about two years ago I signed a quick claims deed, since it was stated in the divorce decree. Well my ex never filed it with the county clerk, now he has given up his interest in the house. The old owner is coming to me now since it was private financed. What options do I have or does any one know?

You've mentioned in the post that about two years ago you quitclaim deed to your husband transferring your property-share to him. If It is so, You should not be worried as your name has been removed from the title. However, since you say that it wasn't filed in the county clerk's office, the change in the title might have remained unrecorded. Thus, you should now contact the local county clerk's office with the documents that prove the quitclaim deed was signed off by you and notarized.

However, I'm not very sure what exactly you mean when you mentioned "now he has given up his interest in the house". Does it mean he quitclaimed it back to you. If this be the case, then You're the legal owner of the house now and have to take the legal and financial responsibilitiesof the property.
