I have had a quick claim deed for 3 years on my aunts house. She said I could have it when she went to the nursing home or passed away. Will this expire? How long do I have before it expires? Does it expire?

If the deed is notarized and recorded at the county recorder's office, then the deed won't expire. Unless the deed is recorded at the county recorder's office, it won't be considered as valid.

The deed is notarized but I have not recorded it at the county recorders office. How long do I have to record it?

You should record the deed asap. If you fail to record the deed, it may become invalid.
