quitclaim deed for donated property?

10 heirs are donating a house to be moved to the receivers own property. We are giving him the house with no land or mineral rights to move to his plantation home site. Do we need to do a quitclaim deed?

You and the other grantors of the property will have to use a quit claim deed in order to transfer the property to the grantee. You can include a clause mentioning that the land or mineral rights shall not be given to the grantee.
