How does a quit claim ever get resolved?

Posted on: 25th Nov, 2008 05:05 am
i bought 5 acres in tennessee, 1.5 of which was transferred on a quit claim deed. i have filed it and now find that the previous owner paid taxes on the full 5 for 30 years. the person who claims some interest in the property never filed a deed and has never paid taxes on it. what can i do with/to the property if i cannot get a clear deed?
Hi Bob,

I guess the property belongs to you because it has been quitclaimed to you and you've already filed the deed. So, whoever claims an interest in it is not entitled to receive any share of the property. You may still consult a real estate attorney and settle the dispute with the previous owner.

Take care
