ex spouse has not signed a quit claim hence blocking mortgag

spouse filed divorce that was granted. the divorce gave the house to me (the husband) in its entirety. i am in the process of mortgageing the house and discovered that a quit claim deed has not been filed by the spouse. is there a means of processing the mortgage without having the quit claim signed by the spouse?
Hi Roger!

Welcome to forums!

It will be better if your spouse signs the quitclaim deed and transfers the property to you. Then you should refinance the mortgage in your name.

Feel free to ask if you've further queries.
