at the reccomendation of my lawyer, i did a quit claim deed for my ex spouse to get the property. she is not on the mortgage, so how does she sell the house

As you've signed the quit claim deed and transferred the property to your ex-spouse, she has become the owner of the property. However, as there is a mortgage on the property, it needs to be paid off first before the property is sold off. If you're the borrower of the mortgage, you can pay off the loan in order to make it lien free.

James is correct. After signing the quitclaim deed, your ex-spouse is now the sole owner of the property and can sale off the property. However, the property has to be mortgage free before the sale is made. So if you are in the mortgage then try to pay it off or else tell your ex-spouse to pay it off. Consult with a good attorney to get detailed information.
