can a family court judge force me to sign a quit claim deed

98 i agreed to sign a quit claim deed when my youngest son turns 18 which is not for three years. there were stipulations that my ex was supposed the fulfill which he hasnt. he is dragging me back to court to try to force me to sign the deed.
im refusing under the grounds of breach of contract
can the judge force me to sign my house over to him?
Yes. However, I think the judge will take into account your husband's failures, too.

My daughter and her then fiance' of over 12 yrs. bought a home in 2008 in Maryland City Maryland, he is the primary on the loan. He moved out within 8 months leaving her to keep the mort. paid on her own, which she was able to do with help. She then lost her job of 10 yrs.in 2011. Her unemployment ran out in '12 and it was at that point she could no longer keep up with the payments. In January the Mort. Co began foreclosure ... she did finally get a good job and has tenants paying rent at her home. The Mort. Co. is willing to renegotiate with her to keep the home but they want her "x" to sign a quick claim. He is refusing to do.. even though he knows the house will be lost to him no matter what. Her credit will be destroyed if she looses the house to foreclosure, what can she do? She would like to see if she can sue him for damages to her credit or for not living up to his implied agreement (when he signed the loan paper work for the house) to pay his share of the home.

This is a continuation of the previous question regarding the home my daughter bought in Maryland City... she would also like to know if she can have the courts force him to sign the quick claim?
