my sister's father past away 2yrs ago, and she is the only child,so she the administator on the property now,and pays the mortage on time. what we would like to know is, getting a quit claim deed would help her, and would she be able to sale the property after that has taken place?

If your sister's father has left back a will, then your sister will have to probate the will. After the probate is complete, the will needs to be recorded at the county clerk's office. This will help your sister to get the property transferred in her name. If there is no will, then she will have to file an affidavit of heirship at the county recorder's office to get the property transferred in her name.
