MY FATHER IS THE CO-SIGNER ON THE MORTGAGE HE HAS RECENTLY PASSED AWAY THIS JULY THE BANK IS GIVING ME THE RUN AROUND I THOUGHT I JUST HAD TO SEND THE DEATH CERTIFICATE, IM THE PRIMARY HOLDER
THE BANK TOLD ME HAD TO HAVE A QUIT CLIAM MY SISTER IS THE ESTATE REPRESENTIVE

As your father was the co-signer of the mortgage, you'll have to refinance the mortgage in your name to remove him from the docs. Thus, you would become the sole owner of the mortgage. It is the job of the estate representative to divide the property to the heirs. That can be a reason why the lender wants you to get a quitclaim from your sister.
