DO I NEED FILE A QUITCLAIM TO REMOVE MY EX HUSBAND FROM THE TITLE?

my name is raul. my fiance rhonda kaye sharon has just divorced richard sharon i. rhonda wants to transfer the house to her name on the title as richard has completely signed over all rights to the said property on the divorce decree. does she need to file a quit claim deed to process this procedure or will a title company accept the divorce decree as an acceptable legal document to execute this process?

I hope your fiancee's ex-husband has signed a quit claim deed transferring the property deed in her name. She needs to record the deed at the county recorder's office and complete the property transfer.

Yes, she must have to record quite claim deed in country records to make it validate. After recording, It will be an legal document.
