Forcing a Quitclaim

If Party A and Party B, a non-married copuple, purchase a house for themselves and their children, but eventually Party B walks out. Can Party A force Party B to sign a quit claim? Both parties are on the title, but only Party A is on the mortgage.

no-one can be forced to sign a quitclaim deed. party a can ask party b to sign a quitclaim deed, so that party a will be able to refinance the mortgage in his/her name. if party b is not ready, then party a can try for buying party b. this means that party a will offer a certain amount to party b and ask him/her to sell the property.

if party b does not agree to this, then party a can go in for a partition law suit where the property will be sold and both the parties will get their share of money.
