What is the proceess of a quitclaim deed?

A and B purchased a home and are not married. B wants to remove A's name from the deed by doing a quitclaim deed. A is against the quitclaim deed. Can B still remove A's name from the quitclaim deed without A's permission? Also, the house is in a 4-closure status and has been for 3 months due to 7 months of missed payments.
an owner cannot be removed from title by a different owner without consent, except through legal process...in other words, b would have to haul a into court. the sensibility of doing so escapes me in this particular case, since the property is in foreclosure.

unmarried couples buying homes together seem to be routinely divided as far as their interests are concerned. we see plenty of this - the attempt of one to separate from the other after having purchased together.
