can you use a quit deed claim to get rid of a timeshare?

I think it will not be easy to transfer the timeshare back. You can talk them.

Hello Daisy,

You have to talk to the timeshare company first. If they are willing to take back the timeshare from you, only then you may sign a quit claim to transfer the ownership back to the timeshare company again.

A timeshare is a real property interest that is transferred by deed like any other real property interest.

If you simply want to get rid of the timeshare, a quitclaim deed in favor of the original seller may do the trick. However, they must "accept" the deed. Depending on your state laws, simple delivery may be fine.

There are websites out there that buy timeshares; check into that.

i agree that you should call your timeshare company. are you selling the timeshare? if so, then you shouldn't need a quit claim deed prepared.
