You have to talk to the timeshare company first. If they are willing to take back the timeshare from you, only then you may sign a quit claim to transfer the ownership back to the timeshare company again.

A timeshare is a real property interest that is transferred by deed like any other real property interest.
If you simply want to get rid of the timeshare, a quitclaim deed in favor of the original seller may do the trick. However, they must "accept" the deed. Depending on your state laws, simple delivery may be fine.

i agree that you should call your timeshare company. are you selling the timeshare? if so, then you shouldn't need a quit claim deed prepared.
