. we live in CA ...my wife was gifted a 70percent interest in a condo by her mother.
we are married , i believe this is her separate property
do i need to execute a quitcalim deed to my wife or does no interest accrue to me at all

As far as I know property acquired as gift or owned by a spouse before marriage is considered as a separate property unless it is "transmuted" into community property. If nothing of such sort have been done, then you don't need to execute a quitclaim deed.
