Deceased grandfather

My grandfather is deceased, but a quitclaim dead was filed in 1983. I was three years old at the time and my mother was 20 yrs old. The quitclaim dead was signed over to my mother cousin who was the same age of my mother. I mother is the only living child of my grandparents. I wanted to know, do my mother have rights to the property at state. Also, my grandfather didn't know how to read or write, so he sign his name with an X, but the dead is signed with his entire name. What should I do?

If your mother's name is not mentioned on the property deed, then she doesn't have any rights to the property. Your grandfather has transferred the property to your mother's cousin. The cousin has sole rights to the property.
