Hi pine,
Did your mother quitclaim the property to the siblings? If yes, she needs to buy them out as they are on the title and have a right to the property. However, if the answer is no, then after your grandmother's death your mother is the sole owner of the property and the siblings have no right to fight your mother over the ownership issues.

My mother filed an affidavit of death a quit claim all to remove my grand mother from the grant deed and recorded it with the county .now does she hav to file an change of ownership and a living trust for herself . you said that her sibblings cant fight her ,because her little sister said she was gonna look into it .And there was no will just this Grant Deed with my mom and grandmother .The little sistetr said the sibbling have a right because the way the deed is worded .My grandmother a widow And my mom a married woman as her sole and seperate property . So i just want it to be ok because she is causing my mother much pain and heartache .
Hi pine,
"My mother filed an affidavit of death a quit claim all to remove my grand mother from the grant deed and recorded it with the county"
I'd like to know who were the two parties between whom the quitclaim deed was signed. I believe, between your grandmother and your mom. Right?
Well, in that case she is the legal owner of the property and she doesn't need to any other document for change of ownership. I don't know what the document exactly reads like. But from wht you have mentioned it doesn't look like any other sibling is entitled to get anything from the property.
Thanks,
Jerry
