will i loose all rights to the property

the grantee asomes all rights to the property but i have paid two thirds of the price over some odd years , can he simply own it or would he have to relinquish my equity at that time

If you have quitclaimed the property to someone else, then he/she will have all the rights to the property. It does not matter whether you have paid the price for the property. It will depend upon the grantee's wishes whether he wants to give you the equity.
