Is the grantee of a Quitclaim Deed obligated to refinance?

i signed a quitclaim deed with my ex four years ago. is he obligated to refinance under his own name. it is impossible to get approved for loans with that first mortgage still in my credit.

Please note:

A quitclaim will not release you from your obligation to any mortgage loan, or other lien secured against said property. Refinancing by the grantee is the best means to achieve this. The grantee must refinance the property using their own income, assets and credit, and they cannot use your income, assets or credit to get the financing approved.

In the meantime, if your name is/was on the mortgage, then you are still held responsible for the mortgage.
