WHAT HAPPENS IF THE GRANTOR NEVER FILEDTHE QUIT CLAIM AND IT HAS BEEN 4 YEARS AND HE LOST IT? THIS IS FOR CALIFORNIA. I DID HAVE IT NOTARIZED . IS IT STILL VALID?

If the grantee has notarized and recorded the deed at the county recorder's office where the property is located, then it would be considered as a valid deed.
