Do all Grantors have to sign a quitclaim deed.

my mother and father are going through a nasty break up not divorced yet but it is coming, and i am stuck in the middle. they are both named on the deed. i live on the property with my father, my mother moved out. dad wants to sell the property but not to me, he want to get back at my mom because she wants to give me the property. my question is can she add me to a quit claim deed by herself or do they both need to sign. also is there a way to remove his name from the deed without his consent or signature, because he is wanting to punish my mom for leaving he is not thinking right because if he where to sell the property he has no where to go he has no job and he is hiding from the police so he wont go to jail from the warrents for his arrest for 7 dwi. i need to get his name off of this property before he does something stupid with it are there any options that we have please advise.

Welcome to the forum.

You cannot remove your father's name from the deed without his consent or signature. If only he quitclaims the property or sells it to someone then his name will be removed from the deed.

You mother can surely quitclaim her half of the property to you but she should also inform your father as he is the owner of other half of the property.

Is it a mortgaged property? If so then you will have to inform the lender regarding the quitclaim.
