My Dad left a house to me and my 3 sisters. One sister is creating problems trying to micro-manage. My 3 sisters do not want to put any money into the house to make needed repairs to put the house on the market. Without the needed repairs, the house will not sell. I offered to take on the responsibility if my expenses came off the top when the house was sold and then divide the remainder four ways. One sister does not want to do that. Two of my sisters want to quit claim their portion of the deed to any stranger just to be rid of it. Can these two sisters do that?

You can ask your sisters to transfer you the property in lieu of a certain amount of money which you can pay them. This way the property will be transferred to you completely and you will become the sole owner of the property. However, it is true that your sisters can quitclaim the property to anyone they feel like.
