You can ask your father to sign a quitclaim deed in your favor. While filing out the quitclaim deed, your father will the grantor of the property whereas you will be the grantee to the property. You will get sample quitclaim deed forms online but you can even hire an attorney to draft it for you. Once the quitclaim deed is filled out properly, you will have to notarize it and record it at the county recorder's office.
