my husbands parents quit claim deeded some property to my son with my husband as the custodian. Is that property my sons when he turns 18 or is it really my husbands to do with what he wants? I would like a divorce but I don't want to jepordize my son loosing the property, he will be 18 in a year. My mother in law is still living, can she change the deed?

Your husband's parents quitclaimed the property to your son. So when he turns 18, he will become the legal owner of the property. Your husband's mother cannot change the title as she had already quitclaimed the property to your son. However, as a custodian of your son, your husband may be able to change the deed.
