If I have a house and died and wanted my common-law husband to live in the house until his death then pass it on to my kids, what will I have to do? Will a quitclaim be the best way?

Apart from a will, you can even use a quitclaim deed. You can add a life estate clause which will help your husband stay in the property until death. Then your children would be the owner of the property. You should consult an attorney and he would help you in getting the deed drafted in a proper way.
