interspousal transfer grant deed or quit claim deed

i have several questions:
- we are going through divorce and i am refinancing my apratment to buy him out. which documetns is better - interspousal transfer grant deed or quit claim deed - to transfer the right for property to me? what is the process to legalize it?
who prepares the quit claim deed - can the bank which is doing the mortgage do it ?
can it be done during closing?
if not - where can i get the form for interspousal transfer grant deed or quit claim deed?

The title company handling the closing will have a quit claim deed for him to sign and notarize, and a warranty deed with your name only to be filed subsequently. the quit claim deed is a boilerplate document - the title company should be able to give you a blank one in advance if you ask.
