Invalid Quitclaim

I really got into a mess. I own a propery free and clear that I let my brother and his boyfriend live there. The property is in California. The boyfriend has tried to commit suiside twice. I wanted to put the property in a trust but my brother did the papers and now the property was quit claimed to his boyfriend. This guy is crazy..certified and on disability...but he won't co operate and says he won't sign the property back and I'll have to take him to court. Is their any easy way to invalidate a quitclaim?

As the property is in the boyfriend's name, he is owner of the property now. However, if the quitclaim deed has been signed by the grantor (i.e. you) under threats or force, then the deed can be reversed. If the grantee does not sign the deed, then you'll have to prove that the transfer of property is invalid and file a lawsuit in the court. In order to show the transfer is invalid, you can take help of a lawyer.
