I have sold a property under a land contract and they cannot repay after 1 year. they have agreed to sign it back over to me. do i just have to have them fill out a quitclaim deed, have it signed by notary and record with the county they property is located in? or is there more paperwork to be done.
is it something i should take care of myself or get a title company / attorney involved? thanks

Yes, you will have to ask them to fill out a quitclaim deed. Once the deed is signed by them, you will have to notarize it and record it at the county recorder's office where the property is located. You will find sample quitclaim deed forms online but it is always better to consult an attorney and draft the form from him.

i sold some land and property in alabama to my step son his son made out the agreement and put in the agreement if they miss 3 continuously months owners have the right to repossess property we then had the bank noterize it, as of april 15 it will be 3 continous months, can i find a form on line and fill it out and have it noterized by a bank. instead, of kicking them out i will let them rent, that way i will get the property back

It will depend upon the agreement that you have. If such a thing is mentioned in your agreement, then you may be sued for the balance of the contract.
