Quitclaim

My Dad passed away last Nov. He had his house put in the name of my brother and I. I promised him I would let his wife live there as long as she wanted. Her taxes will be much less if her name is on the deed. But we don't want her to be able to leave any part of the house to her family. She can't be trusted. Would a quitclaim be the way to go?

You can sign a quitclaim deed and add a life estate clause in the name of your father's wife. This will give her the rights to stay in the property until death. After her death, the clause will become null and void and you and your brother will become the sole owner of the property.
