quit claim deed and legal guardianship

my grandmother is the legal guardian of her aunt. the aunt has a home that belongs solely to her but the aunt is legally incapacitated. does my grandmother (who is the legal guardian) need to file a quit claim deed signing the property over to her? and if so how or who signs the quit claim deed; the aunt cannot sign her name? thank you.

If the aunt owns the property then what is the need to quitclaim it back to her. Is the aunt willing to sell the property?
