hi,
my wife and i divorced and i kept the house. she signed a quit claim deed, yet her name is still on the mortgage. does she have legal co-ownership of the house because her name is on the mortgage? can she legally enter the house at will? i would like to change the locks on the house for my own privacy. thanks in advance for you answer.

hi jt,
your wife is not the owner of the property any longer as she has signed the quit claim deed in your favor. thus, she does not have the legal rights to the enter the property. however, as her name is on the mortgage, she would be liable for it. you should refinance the loan in your name and release her from the liability. thus, you would become the owner of the property as well as the mortgage.
thanks
