I want to sell my property to a Gas Company. The Gas Company found a "cloud" while doing a deed search. My aunte forgot to 'grant and convey" the property to her 2 siblings in the deed she did 7 years ago. The deed sinse then went from the 2 sibs. to 1 sib. From the 1 sib to my brother. From my brother to me. All these deeds was done as deeds of gifts and they all state "grant and convey" except for the first one I mentioned (The cloud the gas company found). If my aunte does not sign the quitclaim deed the gas company drew up for her, doe she still have a legal right to the property I though was now mine?
Possibly. It would be best to consult with an attorney in this situation. Cloud's on title can come up from any previous owners no matter how long ago.
Hi Cluelessingrundy,
Welcome to the forum.
I think first of you should ask your title company for a title search to check if there is really any clouds are in the title of your house.
Also contacting an attorney is a good suggestion.
Thanks.
