my husband and a " friend " were going to build a "spec" home. i was told i had to sign a quit claim deed so they could get a loan together to build and flip the home for a profit. the contractor (who we recently found out wasn't licensed), was also the mortgage broker, and the son-in-law of our "friend". i signed the quit claim deed in our kitchen without a notary in may. the "friend" backed out. my husband couldn't afford a loan by himself, but the "broker/contractor" said he'd take care of it. he falsified the loan docs to get them put through, and in sept. had a notary notarize my quit claim deed without me present, with the loan docs, putting everything in my unemployed husbands name. we had to short sell the home we were living in, move into the "spec" home, and are now in foreclosure. is my quit claim legal, or do i still own the land the home was built on? we owned the land free and clear, and have now lost everything because of this man. do i have legal rights to get my land or the price of it back?

If the loan was not taken on the land, then you would still be considered as the owner of it. As far as the quit claim deed is concerned, when it is notarized and recorded, it will be considered as legal. However, I would suggest you to contact a real estate attorney and take his opinion in this matter.
