went to apply for a home equity loan. was told that my mother-in-law (from whom we quitclaimed the property from at least 6+ years ago) has a lien on the property from a credit card company. do we as homeowners have any recourse other than to pay the lien ourselves?

Apart from paying off the lien, there is no other recourse to get rid of it. Unless you pay off the lien, you won't be able to get a home equity loan on that property.
