Quit Claim Deed with a life Tenant

My Son-in-laws father did a Quit Claimed Deed to his son. (my son in law)
Now the QCD shows my SIL. Now they have a clause "reserving the father as a "Life Tenant" unfortunately, my daughter and SIL are going through a very ugly divorce. Mainly on his behalf. This exchange of title was done during the course of their marriage. Can my daughter claim any right to this property. We only want to use this to back him off a little bit. He's not nice and keeps threating her to take kids away from her. please let me know.

If your daughter and son-in-law live in a community property state, then you daughter might claim a portion of the property. However, if they live in an equitable distribution state, then she won't be able to claim any ownership rights to the said property.
