i am looking to relocate and am interested in a home that states "close in 7 days via quit claim deed transfer". it says that the owner (investor) is liquidating his investment properties.
is this a safe way to purchase? from what i have read here, it looks as though i would inherit any liens, taxes, etc. that were owed on the property.
why do these properties seem to fly off the market....it makes it look like a really good deal to do this.

If you do nto knwo the person, then do not do a quit claim deed to uy any house
Quit claim deed does not gurantee that the property is free and claer of any leins or any otehr laibility. You cna go after the sellers if ther is any issues later after the tarsnfer
You will be better off doign a warranty deed to buy that property and that will come gurantee that the property si free and clear
