Why have a quit claim deed when property is in a trust?

my father-in-law has a living trust in ohio, all assets are in the trust. he does own a condo in florida which is also in the trust. why would he need a quit claim deed on the condo in florida which he has, the quit claim deed is to my wife and brother-inlaw? since the out of state condo is in the trust is the quit claim deed needed?

In order to transfer the condo to someone else, your father-in-law will have to remove the property from the trust and then use a quitclaim deed to transfer it to your wife and brother-in-law.
