Quick claim deed

hello, my problem is my mother left me the house when i turned 19, and she moved to another state. the loan on the property is in both my mother and fathers name. if the deed gets put back in his they might take the property because of back child support. the court annex does not have the forms i need to file the deed in my name, but they told to file it there. I would have to have a lawyer to get one or look for a fill in the blank deed on the net. do you have advise?

Who is paying the mortgage right now? Is it that your mother has quitclaimed the property to you before moving to another state? If she has quitclaimed the property to you then you are the owner of the property but if she has not quitclaimed then you cannot transfer the property to yourself on your own.
