I am in the process of getting a divorce and my husband does'nt want to have anything to do with home, he doesn't live in the home anymore, he left about 6mths ago; i can't afford to buy him out, but I'm making the loan payments. I would like to do a quick claim deed, would that take him off the loan?
No, that would take him off of the deed. He would still be on the loan. That is not bad for you, but it is for him if you miss payments.

So does this mean he's no longer entitled to use of the property

Hi Candy,

If he quitclaims the title to you, he will have no interest in the property and thus will no longer be entitled to use the property. However, he would still be responsible for the loan until you refinance it in your name.
