hi there,
my father and his ex wife are on a deed via quit claim deed. she is no longer talking to him and refuses to discuss what to do with the house regarding refinancing with him. now my question is can he quit claim his half of the interest of his property to me without her permission? that way she would have to deal with me when he dies. my father and his ex wife are on the loan together.

yes, your father can definitely quitclaim his portion of the property to you. he can fill out a quitclaim deed and give away his interest in the property to you. however as the ownership of the property will change, i think you should inform the lender. the lender may want the new owner (i.e you) and the ex-wife to refinance the property.

and yes, i agree, that dad can quit-claim his interest in the property to you.
keep in mind, nurse, that you will also have to deal with her upon his death. it's generally a two-way street.
