hi,
your ex-wife does not own the property anymore as she has quitclaimed it to you. but she is still responsible for the mortgage payments as a co-borrower. it will be difficult for you to remove her from the mortgage until you refinance the property in your name. the lender will not want to let a co-borrower off the hook unless the loan is paid in full. however, you can talk to the lender and check out the option of doing a novation.

i think novation is highly unlikely in 2009/2010. what lender would want to decrease its security? i think refinance is the only way in which to change the obligors on a home.
