i signed a quit claim deed over to my former boyfriend who lived with me. he has another live in who now has the quit claim signed ovet to her to avoid foreclosure. i am still on the mortgage. if he dies before me will i have to pay the mortgage payments or will his new live-in? his and my name are on the mortgage.

you will be responsible for the mortgage payments as your name is still on the mortgage deed. you will have to ask your former boyfriend and his partner to refinance the property in their name in order to relieve you from the mortgage liabilities.

i'm afraid you erred in providing a quit claim deed without having been released from the mortgage. you're going to want to negotiate the removal of your name from that mortgage as soon as you can. as long as that loan that you signed is in existence, you are liable for payments.
you are responsible as your name is on deed.
not true, litisham - responsibility for payments is determined by the mortgage note, not the mortgage deed.
