Does Quit Claim Deeds that has been recorded & filed in county courthouse in 2001, include all interest, we know for sure the land/property it does, but how about any mineral/oil rights?? Does it include everything from that land/property??

You need to check out the quitclaim deed carefully in order to find out whether or not the land and the mineral rights were included in the quitclaim deed. If not, then the previous owner may have the mineral rights.
