Can a quitclaim deed be prepared to a minor grandchild?
Hi Morgan!
Welcome to forums!
A quitclaim deed or for that matter no deed can be prepared for a minor person. Unless the person is adult, you won't be able to transfer property to that person. However, you may draft a will and leave the property for your grandson.
Feel free to ask if you've further queries.

Hi Morgan,
I agree with Sussan that quitclaim deed can't be drafted for any minor child. Unless the person is an adult, it is not legal to transfer property to that person.
Thanks

You can deed the property to a minor in trust. It is called a "Resulting Trust" and you deed it to a trustee, who holds title in trust for the minor until a certain conditions are met as outlined in the deed, usually reaching the age of majority.
